Own Your Home Years Sooner and Relax

family-200.jpg"Don't worry. Be happy." The Bobby McFerrin song might sound like a head-in-the-sand, Pollyannic viewpoint, but what's life all about anyway? Family and friends, fulfilling pursuits and happiness–wholeness. Bobby knew that, as the music video below illustrates.

Understanding proportion, the value of this versus that, could account for the rapid rise in families–even young families–seeking to pay off their mortgages early. Many who call me realize they could save a lot of money that could better be directed towards college educations for their kids. There are a few hardcore proponents of "never pay off your mortgage." But something about that philosophy doesn't quite ring true with the sense of honesty and straightforward dealing that drives most people. (If you're never going to pay it off, you might be better off renting. Any advantage to your measly tax deduction is probably wiped out by homeowner's insurance, property taxes, maintenance costs and other expenses you don't have with a rental.)

If you're young, you might consider piling money into investments first and paying off your mortgage later. But if you're a decade or less from retirement, you definitely want to see your future free from mortgage payments.

Think of it this way: As soon as your mortgage is paid off, you can invest $1000 a month (or more). Money can pile up pretty quickly at that pace–something much harder to do while you're making mortgage payments, unless you're stressing yourself in a very high-pay-high-responsibility job.

Of course time is on your side when earning money. But so is it when saving money. The greatest savings on a mortgage can be realized within the first half of the mortgage. While it isn't possible to avoid all interest charges, it is possible to greatly reduce the amount of interest you pay.
